We have identified and are targeting "The North Georgia Estate": 140+ acres of prime forestry and pasture land in Habersham County, anchored by a historic Manor House.
This acquisition strategy creates immediate Day 1 equity. Rather than entering a 24-month vertical construction hold, we utilize the existing Manor ("Oathsworn Hall") to launch revenue-generating events within 6 months, drastically improving cash flow velocity compared to ground-up development.

We have underwritten this transaction as a fully funded Cash/Debt acquisition to ensure execution certainty.

Capital Optimization Strategy (Upside)
While we are funded for a cash close, we are actively negotiating a "Hybrid Acquisition" involving Seller Financing. If executed, this creative structure would significantly reduce the initial equity call and boost returns.
